Cliff Clover is a full-time REALTOR® in St. Cloud, Florida, with The Clover Group at eXp Realty, helping buyers and sellers across Central Florida since 2001.
Buying or selling a home right now is like flying into bad weather. The headlines say one thing. A lender says another. The builder's rep says a third. Your lease is running out, or your house has been sitting, and you can't see where you're headed.
You don't need another opinion. You need a calm voice in the cockpit who has flown through this weather since 2001 and says: Here's the plan. Here's the way through.
That's my job. I tell you what the listing doesn't, I show you the options most people never hear about, and I get you safely to the other side. I live in St. Cloud on acreage, and real estate is my full-time work, not a side job.
120+ client reviews averaging 5 stars on Google, Zillow and Facebook (96 on Birdeye, plus 33 newer on Google) · RealTrends Verified: #2 agent in St. Cloud by number of sales (2025 data) · U.S. Army veteran
Who I help
- Renters ready to own. I teach a Master Class on home buying so you can see your options before you talk to anyone. Start with renting vs. buying.
- First-time buyers, including people told "no" somewhere else, and first-timers moving here from out of state. See first-time home buyer programs in Florida.
- New construction buyers. The builder's agent works for the builder. I work for you, and the builder usually pays my fee. See new construction in St. Cloud.
- People moving here from other states. I was the outsider once. I moved here from California, so I know what it's like to choose a home in a place you don't know yet: which towns fit you, how the drives really work, and what costs nobody back home warned you about. I help you pick the right town before you pick the house. See moving to Central Florida.
- Veterans. I served too. See buying with a VA loan.
- St. Cloud sellers. See selling a home in St. Cloud.
- Families selling an inherited home. See probate and inherited homes, and the Lady Bird Deed guide if your parents are still living.
- Investors and vacation-home buyers. Zoning comes first. See the Disney-area guide.

How I got here
I grew up in California, where my father was a Realtor. He started in residential, made his career working for a builder, and later opened his own brokerage and commercial property management company. He worked all the time. Some of my best time with him was out on the bench while he smoked a cigar, and that's where I first heard how real estate deals really get made. Those talks stuck with me.
Years later, after I became a Realtor in Florida, we became colleagues. He sent me investors from California, bought a property here himself, and came out to visit before he passed. What I learned from him is still the foundation of how I work for my clients today.
I served in the U.S. Army as a 16S, a Stinger missile gunner in air defense. That job trained my eye for detail, and I still use it to spot problems before they reach my clients. After the Army, I moved to Lexington, Kentucky, where I ran my uncle's racehorse farm while I went to college. Then I hosted morning radio. Then I went to sea as an assistant cruise director and later as a fine art auctioneer, where I learned how to price, negotiate, and read a room.
I married my wife, Deanna, in 2000. We raised our two kids here in Central Florida. In 2001 I started selling real estate full time, and it's been my full-time work ever since.
How I work
- Off a checklist, in writing. Real estate has been my full-time work since 2001. Flying is my passion, and it taught me to run everything off a checklist. Every step is done and put in writing, not just talked about, before you make any decision.
- Numbers before you tour. Before I show you a home, I run the numbers with the lender and call the listing agent. You know the cost before you fall in love with a house.
- You get me. I'm not a big team that hands you off to a buyer's agent or an assistant. When you call, you get Cliff, full time, from the first call to the closing table. You wouldn't want a paralegal arguing your case or the first officer taking over in a storm. When you hire me, you get the captain. Every offer, every negotiation and every contract goes through me personally. The Clover Group is my business name. My team is the vetted lenders, title, insurance, and inspectors I bring to your deal.
- Options most agents never mention. Rate buydowns, seller and builder help with closing costs, down payment assistance, and better terms from a builder's own lender. Many agents never bring these up, and builders don't always advertise them. I recently helped a buyer get her favorite builder's lender to match a better offer from another builder. Having that experience on your side can be worth thousands.
- Straight answers first. HOA and CDD fees, flood zones, short-term rental zoning, and what the payment really looks like.
- A team I trust. Lenders, title, insurance, inspectors and surveyors I have vetted.
- Sellers see everything up front. You get the comps and the full plan before we meet. My 39-day guarantee has conditions, and I put them in writing.
Why a Realtor learned to fly
I didn't learn to fly as a hobby. I learned because my business needed it.
In the early 2000s, there were no drones. If you wanted aerial photos of a listing, you needed a plane, a pilot, and a photographer, and the timing rarely worked. So in 2003 I earned my pilot's license and learned aerial photography myself. I started in airplanes, then moved to helicopters to get better shots of the homes I was selling. Before drones were a thing, I was the drone.
My competition wasn't doing that. To this day, people stop me and say, "You're the Realtor who flew the helicopter over our neighborhood." That's me.
Flying also taught me Central Florida from above. You see where the growth is going, where new roads and neighborhoods are coming, where traffic backs up, and which homes really sit on the lake or the golf course. I still use that knowledge to guide my clients, and today I hire licensed drone pilots for listing photos.
And aviation gave me the habit that runs my whole business: the checklist. Pilots don't skip steps, and neither do I. Every step of your purchase or sale is checked, done, and put in writing. Flying is still my passion. Real estate is my full-time work. Read the full story of how flying made me a better Realtor.
Off the clock
I love science and the weather. I'm on the water every chance I get, boating and water skiing. Large animals have been part of my life since I was a kid, from cattle in California to racehorses in Kentucky. Home today is our St. Cloud acreage, with my bull Vader, who thinks he's a big dog, my donkey Ranger, and my dog Captain. When we talk about lakefront homes, flood zones, or storm prep, I've been watching those things for years.

Why should I choose Cliff Clover?
You work with Cliff himself, not a junior agent on a big team. He has worked Central Florida real estate full time since 2001 and lives in St. Cloud. Before you tour a home, he runs the numbers with a lender and calls the listing agent, so you know the cost first. He runs every step off a checklist and puts it in writing before any decision is made, a habit from his passion for flying. He brings up the options most agents never mention, like rate buydowns, seller or builder help with closing costs, and down payment assistance, and he negotiates with builders' lenders for better terms. He works with a vetted team of lenders, title, insurance, and inspectors. Clients have left him more than 120 reviews on Google, Zillow and Facebook, averaging 5 stars, and RealTrends ranked him the #2 agent in St. Cloud by number of sales in 2025.
Will I work with Cliff directly or with someone on his team?

What does flying over Central Florida show you that a buyer can't see from the street?
Where growth is going, where traffic backs up, how a neighborhood connects to the main roads, and what amenities a community really has, like lake access and golf courses. I've flown here since 2003, and I use that view when I check a property for a client.
