The short answer: Narcoossee and North St. Cloud run along Narcoossee Road, from US 192 in St. Cloud north to the Orange County line near Lake Nona. West of the road, you'll find older, established communities near East Lake Toho. East of it, new builder communities are still going up. It's a popular choice if you work near Lake Nona, Medical City or the airport. Before you buy, drive your commute at the hour you'll really drive it.
I've lived in St. Cloud since 2000 and sold real estate here full time since 2001. Here's what I tell buyers about this side of town.
Where Narcoossee and North St. Cloud Are
Narcoossee Road is the main road north out of St. Cloud. It starts at US 192 and runs north to Lake Nona and SR 528, the Beachline. East Lake Toho sits on the west side of the road. Near the top, you cross into Orange County, where addresses say Orlando.
This is the fastest-changing side of town. Ten minutes on Narcoossee Road shows you new rooftops, new stores and a lot of land being cleared.
West Side vs. East Side of Narcoossee Road
When I drive buyers up Narcoossee Road, I tell them to look left, then right. The two sides are different buys.
West of Narcoossee Road
- Older, established communities. Some are gated, some aren't.
- Many sit near the shore of East Lake Toho.
- Standard-size homes on settled streets.
- Most have an HOA. Older communities usually have no CDD.
East of Narcoossee Road
- Newer communities from home builders, with more still being built.
- Most have an HOA, and many newer ones also have a CDD.
- Expect construction nearby while the area fills in.
The north end, closer to Lake Nona, is where homes tend to cost more. Not sure what an HOA or CDD will cost you each year? Read my guide to HOA vs. CDD fees in Central Florida before you compare prices.
Communities Along Narcoossee Road
These are some of the communities along and just off Narcoossee Road. All have St. Cloud mailing addresses. Several sit 1 to 2 miles east of the road, reached by Cyrils Drive, Franklin Road or Jones Road.
| Community | Side of Narcoossee Rd | What you'll find |
|---|---|---|
| East Lake Reserve | West, on East Lake Toho | Established, built about 2003 to 2012. Gated, with a community dock on the lake. |
| East Lake Park | West | Built in phases, with newer sections from around 2015. Gated. |
| Lakeshore at Narcoossee | West, on Fells Cove | Built about 2015 to 2020. Gated, with a community dock. |
| Lake Ajay Village | Off Narcoossee, south of Boggy Creek Road | On Lake Ajay. Gated, with a community boat ramp. |
| Mill Stream | East, by Hendon Lake | Homes near Hendon Lake, just off the road. |
| Split Oak Reserve | East, off Franklin Road | Newer, built about 2019 to 2023. Gated. |
| Towns at Narcoossee Commons | East, at Cyrils Drive and Franklin Road | Townhomes built around 2023. |

Fees, rules and gate access vary by community and can change. Read the HOA documents for the exact home, and ask whether there's a CDD. Not sure which one fits? Book a 15-minute call and I'll narrow it down with you.
Lakefront Homes: Ask How the Lake Behaves
East Lake Toho is part of the Kissimmee Chain of Lakes, where water levels are managed with control structures. Not every lake here works that way. Hendon Lake, just east of Narcoossee Road by the Mill Stream community (federal maps spell it Hinden), isn't controlled. Its level rises and falls with rain and the water table. Lake Ajay, farther north by the gated Lake Ajay Village community, is different: it's connected by canal to Lake Hart, and in my experience that keeps its water up.
In a dry season, a dock that floats your boat part of the year can end up sitting over mud. If boating is why you're buying on the water, ask how that lake is fed and how it behaves through the year, look at the dock in the dry season, and talk to neighbors who've lived there a while.
Shopping, Schools and Growth
New shopping, stores and restaurants are going in on both sides of the road, all the way up toward Lake Nona. New schools have opened along the corridor, too. That's good news for errands. It also means more traffic at school drop-off and pickup.
School zones can change when new schools open. Check the exact address with the district's school zone lookup before you buy.
The Commute: Welcome to "The Parking Lot"
This is the one buyers learn too late. I see it most with buyers moving here from out of state. They find a home they love on the south end of Narcoossee Road. Then they start driving north every morning to Orlando, the airport or Medical City. That's when they learn what we jokingly call Narcoossee Road at rush hour: "the parking lot."
Here's what to plan for:
- On a normal day, the airport is about 30 minutes from the south end of Narcoossee Road.
- At rush hour, at school times, or after a crash, plan on an hour or more to Lake Nona, Medical City or the airport.
- Downtown Orlando at rush hour is realistically an hour or more.
The trade-off is simple. The north end puts you closer to Lake Nona and the Beachline. Homes on the south end usually cost less, and the drive is longer. For a side-by-side look at prices, see St. Cloud vs. Orlando: how much more house for the money.
My advice: before you make an offer, drive the route on a weekday at the time you'll leave for work, and again at the time you'll come home.
Relief is coming, but not soon. Osceola County approved the Sunbridge Parkway Extension in June 2026, a new four-lane road east of Narcoossee from US 192 north to Nova Road. Construction is planned for 2030 if it's funded. Don't buy counting on it.
NeoCity and Tohoqua
NeoCity is Osceola County's planned technology district, between Kissimmee and St. Cloud. It was created to bring tech jobs and tech companies to Central Florida. NeoCity and the nearby Tohoqua community have Kissimmee addresses, so I call this the St. Cloud area, not St. Cloud.
Drive through NeoCity today and you'll see office and industrial buildings, NeoCity Academy (a public high school), and a lot of open land that isn't built on yet. A city center and a hospital campus are in the county's plans.
Around it, you'll find newer builder communities like Tohoqua, some lakefront homes, and older homes from the 1980s and earlier. Osceola Heritage Park is close by and hosts the rodeo, the county fair and Mecum auctions. A Cross Prairie Parkway connector between Nolte Road and the C-31 Canal is fully funded and expected to open by summer 2028.
My advice on NeoCity: buy a home for what's there now, not for what's planned. If a home makes sense today, a big employer later is a bonus. Don't pay extra for a promise. For more on that side of the county, see my Kissimmee home buyer guide.
A Lesson From the North End
One of my sellers lived on the north end, just over the Orange County line, in a guard-gated community close to Lake Nona and the airport. The home had 3 bedrooms, a flex room they used as an office, and a backyard on a pond. It was a nice property.
But it had one full bathroom and a half bath. The sellers had chosen that layout when the home was built. In my opinion, it would have sold sooner, and for more money, with a real second bathroom with a shower.
The lesson for buyers: think about resale on the day you buy. Count the full bathrooms, not just the bedrooms. A layout that works for you today may cost you when you sell.
What I Check Before You Buy Here
- The commute. Drive it at your real hours, both ways.
- The fees. Read the HOA rules, and ask if there's a CDD and what it adds to your yearly bill.
- What's next door. Empty land near a home won't stay empty here. Ask what's planned before you fall for the view.
- The water. On a lake, ask how the level changes through the year, not just what it looks like the day you tour.
- The flood zone. Look it up, especially near the lake and wetlands.
- The layout. Bedrooms, full baths and closets all matter when you sell.
- The inspections. New homes need them, too. Here's my checklist for how to avoid buying a money pit.

Frequently Asked Questions
Is Narcoossee part of St. Cloud?
Most homes along the Osceola County stretch of Narcoossee Road have St. Cloud addresses. The north end crosses into Orange County, where addresses say Orlando. NeoCity and Tohoqua have Kissimmee addresses.
How long is the drive from Narcoossee Road to the Orlando airport?
On a normal day, about 30 minutes from the south end of Narcoossee Road. At rush hour, at school times or after a crash, plan on an hour or more. Drive it at your real commute time before you buy.
Do homes along Narcoossee Road have HOA or CDD fees?
Most communities have an HOA. Many newer communities east of the road also have a CDD. Older, established communities usually don't. Read the HOA documents and ask about a CDD for the exact home before you make an offer.
Should I pay more for a home because it's near NeoCity?
I wouldn't. Much of NeoCity is still open land and plans. Buy a home that makes sense for what's there today. If big employers move in later, treat it as a bonus.
Is there new construction along Narcoossee Road?
Yes. Most new communities are going in east of the road, and more are being built. A new home still needs your own inspection. See my guide to new construction in St. Cloud.
